If so, you have come to the right place.
What is reblocking?
If you have no idea what reblocking is, don’t worry. We cover all the answers you may need to make a right decision.
Reblocking is a process in which old and damaged stumps are removed from underneath your house. These are then replaced with new stumps of good quality. This process is done to level your house and make it’s foundation strong.
Why is reblocking necessary?
Reblocking can be important for a lot of reasons. Sometimes the wooden stumps get damaged because of moisture in the soil. Or the stumps get settled due to soil movement.
Also if your house is old, the stumps might have worn out due to age.
If these damaged stumps are not repaired or replaced, it could even lead to partial or total collapse of your house which is obviously a threat to your safety.
This is why you need to look out for signs and make sure to reblock your house at the right time.
Certain danger signs to look for –
- Walls that are showing cracks continuously.
- Floors that are showing cracks continuously.
- A crack that appears at a place and keeps growing in size or length.
- Jammed windows.
- Cracks or breaks in brickwork and/or plaster.
- Doors that are getting stuck ; creaking doors.
- Uneven floors.
- Soft or spongy floors.
- Slanting floorboard.
- Windows and doors that look misaligned.
- Appearance of moisture on walls and floors.
Another way to check your stumps is to dig down around 10 cm next to your stump and scratch the base. You’ll know the stump is damaged if the wood gives off easily.
Also, if you are buying an old weatherboard or fibro house, it might already be a stumped house.
So make sure to look for rot and/or termite infestation before deciding to buy the house.
If you can’t do it yourself, you can always hire a professional to assess the situation. Most of the times, if there is a damage to one stump, chances are that there will be damage to more stumps as well.
Since reblocking a house is a huge task, you should always check the house you are about to buy.
And if you are getting your old house renovated, do check for stump damage before starting the process. Houses that are 25-30 years old often show some damage to the stumps.
Therefore, it’s always a good idea to assess the condition beforehand. This way you not only save a lot of time and money, but you also prevent any accident from happening thus securing the safety of your loved ones.

Types of stumps we use
There a lot of different materials used for reblocking a house. The material we choose depends on the type of your house and also your personal preference.
Some of the materials First Choice Underpinning uses for reblocking are –
▪️ Wood/timber – wooden stumps are not always a good idea because they tend to rot from the soil moisture. But we offer this option so that you can have a wide range of materials to choose from. A good material to choose is rot resistant Victorian Red Gum timber.
▪️ Galvanized steel – hot dip galvanized steel stumps are generally the most expensive kind of stumps available in the market but they are actually very low maintenance and can last a long long time.
▪️ Concrete – this is probably the best option available out there if you are looking to reblock your house. Concrete stumps have a really long lifespan and are naturally rot resistant. They also provide much more stability by firmly getting secured to their bearers.
How much does it cost?
Reblocking is a process that depends on the size of your house and the amount of damage.
Since it’s not a one size fits all situation, you need to contact us to know the exact price it will cost you.
The process of reblocking
The first step we do is to visit your place for an assessment. A few of our professionals will come at your house to inspect the area, measure the size of your house and take note of the amount of damage.
They will answer your questions and explain you the entire procedure.
Most of the times, if there is damage to only one or two stumps, you might not require a complete restumping. But if you want to raise the house or change the material of the stumps, it’s better to restump your entire house.
This initial assessment will be free of cost and once it’s complete, we will begin the main process.
- For this, first we remove the floorboards (if necessary) and Jack up the house using hydraulic jacking equipment (again, depending on the situation).
- We assess the sub floor frame and look for any damaged bearer joists or wall plates. If required, we repair the sub floor.
- Next, we dig around to find the plate and then remove the old stumps. Then we hang the stumps that are hanging into the stump hole.
- After this, we make sure that the house is leveled properly and then pour the concrete.
- Once the concrete is dry, we remove the supporting jacks and backfill the holes.
Your house reblocking is now complete.
The last step we follow is to clean up the mess and do a final inspection.
